Now, 'smart wallpaper' to heat and power your house.




Scientists have developed new moth-inspired, ultra-thin graphene sheets which can be used in 'smart wallpaper' that could generate electricity from waste light or heat, and power a host of applications at home.







Using a technique known as nanotexturing, which involves growing graphene around a textured metallic surface, researchers from the University of Surrey in UK took inspiration from nature to create ultra-thin graphene sheets designed to more effectively capture light.
Just one atom thick, graphene is very strong but traditionally inefficient at light absorption.


To combat this, the team used the nano-patterning to localise light into the narrow spaces between the textured surface, enhancing the amount of light absorbed by the material by about 90 per cent.

"Moths' eyes have microscopic patterning that allows them to see in the dimmest conditions," said Ravi Silva, Head of the University of Surrey's Advanced Technology Institute.

"These work by channelling light towards the middle of the eye, with the added benefit of eliminating reflections, which would otherwise alert predators of their location," he said.

"We have used the same technique to make an amazingly thin, efficient, light-absorbent material by patterning graphene in a similar fashion," he said.

Graphene has already been noted for its remarkable electrical conductivity and mechanical strength.

Researchers understood that for graphene's potential to be realised as material for future applications, it should also harness light and heat effectively.

"Solar cells coated with this material would be able to harvest very dim light," Silva said.

"Installed indoors, as part of future 'smart wallpaper' or 'smart windows', this material could generate electricity from waste light or heat, powering a numerous array of smart applications," he said.

"New types of sensors and energy harvesters connected through the Internet of Things would also benefit from this type of coating," he said.

Graphene is only able to absorb a small percentage of the light that falls on it making it unsuitable for the kinds of optoelectronic technologies our 'smart' future will demand, said lead author Jose Anguita of the University of Surrey.

"Nanotexturing graphene has the effect of channelling the light into the narrow spaces between nanostructures, thereby enhancing the amount of light absorbed by the material," said Anguita.

Graphene is traditionally an excellent electronic material, but is inefficient for optical applications, absorbs only 2.3 per cent of the light incident on it.

The new technique enhances light absorption by 90 per cent across a broad spectrum, from the UV to the infrared.

The study was published in the journal Science Advances.

80,000 homes to be built for poor in 163 cities.

Over 80,000 houses will be built in urban areas in seven states for the Economically Weaker Sections (EWS) with the Centre today giving its nod to the proposals which entail a total investment of more than Rs 4,000 crore.

The houses will be built in 163 cities in the seven states.

The Ministry of Housing and Urban Poverty Alleviation said a total central assistance of Rs 1,226 crore -- at the rate of Rs 1.50 lakh for each house -- will be provided under the Prime Minister's Awas Yojana (Urban) with the overall cost of the project estimated to be Rs 4,076 crore.

West Bengal has been sanctioned a total of 27,830 houses, followed by Telangana--22,817; Bihar--13,315; Mizoram--8,922; Rajasthan--6,052; Jharkhand--2,337; and Uttarakhand--484, an official release said.

An inter-ministerial Central Sanctioning and Monitoring Committee, chaired by HUPA Secretary Nandita Chatterjee, approved the proposals received from the seven states after detailed discussions and once it was satisfied about the availability of land for the initiative and the share of the states and the beneficiaries, it added.

Of the total houses sanctioned, 58,456 will be built under the 'Beneficiary-Led Construction' component. Under this, beneficiaries will build new houses on their own land with assistance from the central and state governments.

Another 23,301 houses will be built under 'Affordable Housing in Partnership' component under which the state governments will provide land while the Centre would extend assistance of Rs 1.50 lakh per beneficiary.

With the latest approval, the government has so far sanctioned a total of 5.07 lakh houses for EWS in 13 states, the total central assistance for the same amounting to Rs 7,519 crore.

Under PMAY, the government has a target to aid the construction of two crore houses for urban poor in 4,041 statutory urban local bodies in the country.

Healing touch for Salt Lake green spaces...


The Bidhannagar Municipal Chas come up with a proposal to renovate or build four big parks in the corporation area under Atal Mission for Rejuvenation and Urban Transformation (AMRUT).

The corporation has identified 20 parks in the corporation area that can be developed with minimal intervention. It has evaluated the parks and open spaces in terms of physical activities resources, family facilities (including child friendly play equipment), and general services and facilities to come up with the actual status of parks in its care.
The corporation found that there are many parks that lack even a boundary wall. Many aren't fenced and do not have public convenience like tube well, piped water or even dustbins. Most of the parks do not have a planned play area, nor is there child-friendly play equipment. Snack stalls, ice cream parlours and kiosks that draw the crowds are also missing. Also, many of the parks are not well illuminated, landscaped or manicured, said officials.

The civic authorities say 12% parks need boundary walls, 15% need fenced areas, 20% lack water supply and 10% don't have dustbins. The rejuvenation plan includes involving local citizens and groups in maintenance and upkeep to make the development sustainable.

For the present fiscal, the corporation has identified four parks for a healing touch. These are the municipal sports complex Park in Rajarhat, Nishikanan Park in Rajarhat Dakshin Narayanpur, Niranjan Pally Park in Rajarhat and Salua Park also in Rajarhat's ward number five.

Civic officials said that a major concern is the depletion of green spaces due to urbanization. Earlier, the previous Bidhannagar municipality had become the custodian of all the parks in Salt Lake and many in Rajarhat that were under Rajarhat Gopalpur municipality. All the parks and gardens have now come under Bidhannagar Municipal Corporation.

Now get 20% more home loan via interest-only EMIs..........


SBI has introduced a new home loan scheme where the borrower needs to pay only the interest component in the early years, thereby increasing the loan eligibility for the customer by up to 20%. For instance, an interest-only EMI on a 15-year Rs 30-lakh loan should work out to around Rs 24,000. On a normal home loan, it would be Rs 31,326, including the principal component. This difference of Rs 6,000 could fetch an additional loan of around Rs 6 lakh.

The new scheme, 'SBI FlexiPay Home Loan', will enable young working professionals get a higher loan amount compared to their loan eligibility under normal schemes. But borrowers will have to ensure that they have the cash resources to meet 10-20% of the property value as this is a regulatory requirement.

"We obtain an authorization from the borrower to raise the EMI if there is an increase in interest rates. This ensures that their principal liability does not increase," said Jayanthi Lakshmi, chief general manager (real estate and housing development). She added that the Flexipay home loan would benefit those whose salary does not entitle them to the size of loan they are seeking. It would also not benefit those who seek to refinance their existing loan.



SBI chairman Arundhati Bhattacharya had earlier in a panel discussion with RBI governor Raghuram Rajan in August proposed that banks be allowed to reintroduce 'teaser rate' home loans. Teaser rate loans are those where the interest burden is lower in the initial years but rises subsequently. Rajan had turned down the proposal. "In Flexipay, there is no step-up interest rate. The loan is similar to a regular home loan, except for the moratorium on principal repayment," said Lakshmi.

Customers under this scheme will be offered the option of paying only interest during the moratorium (pre-EMI) period of three to five years. The new home loan is available primarily to salaried individuals with a two-year track record. The upper age limit for this scheme is 45 years. Given the target group, the bank offers loans with a repayment tenure of 25 to 30 years under the scheme. However, customers will be free to make prepayments towards their home loan without any prepayment penalty.

The scheme from SBI, which claims to be the largest home loan provider in the country, is aimed at boosting the home loan portfolio at a time when there is a slowdown in loan offtake by corporates. As of end September 2015, the bank's home loan portfolio stood at Rs 1,70,899 crore, which is nearly 15.47% of its loan book. According to Lakshmi, disbursements have since picked up pace and home loans are now growing at 17%.

HUDCO raises Rs 1,711 crore via tax free bonds......

State-owned HUDCO has raised Rs 1,711 crore through tax free bonds and the fund would be utilised mainly to finance projects related to housing for EWS/LIG categories.

Housing and Urban Development Corporation (HUDCO)'s issue of tax free bonds, launched on January 27, was oversubscribed 3.64 times with subscription worth Rs 6,233 crore.

"We have raised Rs 1,711 crore through tax free bonds. We got an overwhelming response. All the four categories QIB, Corporates, HNIs and retail -- were subscribed," a company official said.

HUDCO has raised Rs 3,000 crore so far this fiscal. It had earlier raised Rs 1,288.50 crore through private placement of bonds.

The company has the permission to raise up to Rs 5,000 crore in this fiscal through this route.

HUDCO had hit the market last week with an issue of tax free bonds with a face value of Rs 1,000 each in the nature of tax free, secured, redeemable, non-convertible debentures, aggregating to Rs 500 crore, with an option to retain over- subscription up to Rs 1,211.50 crore, aggregating up to Rs 1,711.5 crore.

The issue closed on January 28. It was scheduled to close on February 10. Bonds are proposed to be listed on BSE.

The funds raised through the issue will be utilised to finance the projects and activities mainly relating to housing for EWS/LIG categories during the current year and over the years and for such other purposes as may be permitted by Ministry of Finance or any other authority, from time to time.

For QIBs, corporates and HNIs, the bonds carry interest at the coupon rate of 7.02 per cent per annum and 7.39 per cent per annum, for a tenor of 10 years and 15 years, respectively.

For retail individual investors investing up to Rs 10 lakh, the bonds carry interest at the coupon rate of 7.27 per cent per annum and 7.64 per cent per annum, for a tenor of 10 years and 15 years, respectively.

HUDCO is a techno-financial institution engaged in the financing and promotion of housing and urban infrastructure projects throughout the country.
